How do I book a plot?

It’s as simple as calling up our toll-free number at 7669955151 or dropping an enquiry email at marketing@redificedevelopers.com, and choosing your plot to book. You will need to pay a 10% booking amount at the time of booking.

What is the minimum area of plot one can buy?

The minimum land size is 5 guntas as per the government regulations, which is 5750 sq ft, and goes upto 1 acre depending on the project of your interest.

Who owns the roads inside the estate?

The roads will be maintained by Serene Farms, free to use for all the property owners of the estate.

Can I get a loan on the purchase of farm land/agricultural land?

Yes, you can get a loan for buying agricultural lands.

What are the returns from  owning a farm plot at Serene Farms?

Long term returns from appreciation of the land, rental revenue, and plantation businesses are a few of the returns guaranteed with investing in a farm plot at Serene Farms.

Can I buy my plot and register it immediately? What is the process?

Yes, you can definitely buy your plot immediately, after you enquire about the plot availability and select your plot number. You then move on to book your plot, with a 10% booking fee, and legal advice. After the completion of your payment, the plot is then registered to your name.

Where are the plots located?

All Serene Farms farm plots are located within a 30-45 minute’s drive from the main city. Currently, we have Hoskote and Kankapura farmland plots open for booking, with upcoming projects in Nandi Hills, Chikkaballapur and Kolar.

Will Serene Farms take care of the legal issues of the land?

Yes. Serene Farms has a team of experts who look after all the legal aspects like land titles, transfers, registrations, etc.

Can anyone buy agricultural land? Are there any restrictions?

In January 2020 the Karnataka Government repealed a 46-year-old law, of Sections 79 (A) & (B) of the Karnataka Land Reforms act, 1961, and decided to do away with the restrictions on buying agricultural land by non-agriculturists. Serene Farms owns and manages these lands where any Indian citizen or NRI can buy agricultural land without being a registered farmer.

What are the types of plantations I can grow on my plot?

Serene Farms offers its customers different options to cultivate long term crops that are included with buying the plot. These are trees like teak, hardwood, mahogany, and sandalwood which are harvested for their valuable bark or fruit trees such as mango, guava, jack-fruit, and more. Once the trees grow into their prime, lucrative returns are guaranteed!

Does the value of farmlands appreciate over time?

The land around Bangalore in a 50 to 150 km radius has appreciated by as much as 8 times in the last decade and is still on the rise. All documents relevant to the land are examined to understand the chain of ownership for a period of 30 years. Our in-house legal team conducts all the due diligence and is also overseen by a reputed external legal firm, who give us the title opinion to the Schedule Property. Every customer will get a copy of the link documents and the title opinion for further security and due diligence by themselves. Moreover, Serene Farms will compensate its customers for any issues with the land title.

What are the important points to keep in mind before investing in Serene Farms Farm Plots?
  1. This is an agricultural-status, unconverted land.
  2. No conversion or Change of Land Use (CLU), required for developing and selling of our farmlands.
  3. No Plan Sanction required from any authority for developing and selling our farmlands.

Who is the approval authority for this development?

Farmland does not require a sanction of plan from the local authority or from a governing body such as RERA.

Can you send me any link/govt notice stating – 10% RCC construction allowed in a farmland.

Under the Karnataka Land Revenue Act, farmhouses can be built on agricultural land, of size not more than 10% of the landholding. Also, the farmhouse should be for self-use only or can be used for residential purpose of family members, dependents or servants. Farmers can use it for purpose of agricultural operations, tethering cattle or storing agricultural products.

What’s the annual maintenance cost after the first three years?

The cost of maintenance of the plot will Rs. 0.40/sqft, to be paid as an advance for 36 months. 

What’s the overall plan within the 100-plus acres?

100+ acres has plans of development with a 2-acre Clubhouse overall development with multiple parks. We also foresee a Farming Community more of leisure with Hardwood Trees and Kitchen Gardens implemented organically by owners. This will also act as a Weekend Gateway with Non-RCC Structures. Your individual plot can also be converted at an extra cost at any later date.

I suppose after the third year the society maintenance will include, plumbing, sewage, electrical repair services, and security services.

Services such as Plumbing, Sewage and Security services will be a part of it. However as additional services if any will be additional, might increase by Rs. 0.10 to Rs. 0.20 regarding inflation.  

Are you coming up with an STP and when is it planned?

We are going forward by setting up soak pits at designated spots, STPs are not planned yet. 

Is there any other approach road to the township ?

There are three approaches to the township. 

When can we start the construction of home on the farm plot?

Construction can start immediately post registration of the plot.
